BAL Assessment Shoreham Mornington Peninsula
Whilst undertaking a BAL Assessment in Shoreham, I came across unusually tall Coastal Manna Gums, Eucalyptus Viminalis Pyrianna, up to 30 metres high in a shelter southern side of a wet gully off the Shoreham Cliffs. This small pocket of magnificent Manna Gums is found where the vegetation transitions abruptly into Coastal Scrub of tea trees and native prickly current bushes, and into dry heath.
This BAL Assessment in Shoreham was for a building on a fairly large block of land. As the land parcel could provide large areas of defendable space around the building, the Bushfire Attack Level or BAL rating came out to a BAL 29. The construction standard of a BAL 29 requires the owners to build a house in which the ember pathways are sealed, such as an enclosed sub-floor, and the window openings have metal mesh screens on the openable portions.
